MINNESOTA MORTGAGE
This statutory mortgage, made this ________ day of ______,
19___, between Martha M. Mortgagor, 1234 56th Street Northwest,
County of Lollapalooza, State of Minnesota, mortgagor, and Third
National Bank, of 2345 67th Avenue Northwest, County of
Lollapalooza, State of Minnesota, Mortgagee,
Witnesseth, that to secure the payment of $123,456.78 ( one
hundred twenty three thousand four hundred fifty six & 78/100
dollars), mortgagor hereby mortgages to mortgagee the tract of
land lying in the county of Lollapalooza, State of Minnesota,
described as follows: (see exhibit 1), subject to the following
encumbrances: none. And, in addition to making and including in
this mortgage the covenants and other provisions set forth in the
Minnesota Statues, or in any future statue providing for a form
of real estate mortgage, mortgagor makes the following covenants
and agreements with the mortgagee:
And mortgagor covenants with mortgagee the following statutory
covenants:
1. To warrant the title to the premises.
2. To pay the indebtedness herein provided.
3. To pay all taxes.
4. To keep the buildings insured against fire for the amount
specified by mortgagee and against other hazards for the amounts
specified by mortgagee for the protection of the mortgagee, such
other hazards being windstorms.
5. That the premises shall be kept in repair and no waste shall
be committed.
6. That the whole of the principal sum shall become due after
default in the payment of any installment of principal or
interest, or of any tax, or in the performance of any other
covenant, at the option of mortgagee.
7. To pay principal and interest on prior mortgages.
If default is made in nay payment or covenant herein, mortgagee
shall have the statutory power of sale, and on foreclosure may
retain statutory costs and attorneys' fees.
